HOW TO INVEST

  • Invest It.

    Our minimum threshold for investment is 50k. Why 50k? Since we operate on a thin budget, the administrative costs in handling accounts any smaller is outweighed. If you want to get in for less than 50k there are options. Namely, you can get a group of investors to place funds equivalent to 50k and incorporate into a single ownership entity. Mr. Greenman can walk you through the process.

  • Fund it.

    After a deal has been presented to you and you agree to invest, Mr. Greenman will circulate an operating agreement showing your ownership percentage. He will then let you know the timeline of when your funds will be needed (typically 2 months later). Once the deal closes, Mr. Greenman will be paid back his closing costs and distributions will begin thereafter (typically 2 months after closing).

  • Grow it.

    At that point, you will receive a monthly check. You will receive a K1 in the first couple of month of each year. You will also receive sporadic updates concerning the property and the operators thoughts on holding/selling/1031’s etc… However, you are always encouraged to reach out should you have any questions or thoughts.

  • Trust It.

    Like any investment, length of time is key to success. Please sit back and watch your investment grow. Coupled with smart tax planning and 1031’s, your investment will nearly always beat the stock market. However, we understand if you need your investment back. We have a buyback provision in the operating agreement that does allow for a buyout of your shares. However, we encourage all investors to stay in for the long term so they can reap the rewards of long term wealth building through real estate.
